Terms & Conditions of B&B use
Please note the following rates and policies of your stay and cancellation policies.
A valid credit card is required to confirm and hold your reservation.
A complimentary full homemade gourmet breakfast will be served daily at 8:00 AM .
A pet cleaning fee of $20.00 per pet per Night will be added to you regular room rate. The Pet cleaning feet is charged to defray extra cleaning costs.
Rollaway bed is $10.00 per night
Cold weather plug in $10.00 per night
No Smoking B&B - If policy is breached within a bedroom a cleaning fee of $250.00 will be charged to the credit card on file..
If paying by cash we will ask for credit card details as well, if you do not have a credit card we will take a deposit equivalent to your total stay, which will only be refunded if there is no outstanding charges or damages whilst your stay.
Check in / Out times
Check-in time is from 3:00 PM until 11:59 PM (late arrivals please advice us)
Check-out time is 11:00 AM
Any extension to the check out time, either pre-arranged or as a late departure, may incur a charge upon departure.
Cancellations made 3 days prior to arrival - No Fee will be charged. Cancellations made within 3 days of arrival would be charged a cancellation charge of 100% of the total stay. Cancellations made during will attract a 100% charge of the remaining stay. No Shows will be charged 100% of the total stay. No Refunds.
Damage to B&B property
We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the hotel’s property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit / debit card, or send an invoice for the amount to the registered address. We will however make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.
Removal of B&B property
We reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, we reserve the right to make a charge to the guests credit / debit card, or send an invoice for the amount to the registered address.
Lost / Damaged property
If we find any lost property, we will make every reasonable effort to locate the owner and return it, but if we cannot locate the owner and an item is not reclaimed with 3 months of the guest’s departure it will be disposed of by the B&B.
It is the B&B’s policy that all our guests have the right to be treated with dignity and respect and as a responsible host we believe that we have a duty to our guests to protect them from inappropriate behaviour. Should any actions by a guest be deemed inappropriate by the Duty Manager, or if any inappropriate behaviour is brought to the attention of the Duty Manager, the B&B reserves the right, after any allegations have been investigated, to take action against the guest. Depending on the severity of the guest actions, the Police may become involved at the B&B’s discretion, or guests may be asked to leave the B&B.
All vehicles are parked at the owners’ risk. Should a problem occur with a vehicle in the B&B parking area, the B&B cannot accept any liability.
